Helena Talbot's blog - The Top 5 Most Common Closing Questions


The Closing, this can be very intimidating for many people.  However, there will be many professionals with you to help you through it and to answer all of your questions.  Here are just a few of the most commonly asked questions about the closing process.

1.  What Is Title Insurance And Do I Really Need It?  It is definitely in your best interest to have title insurance.  Title insurance will help resolve any issues on the title of the property.   This will also help to prevent problems down the road.

2.  How Long Does It Take To Close On A House?  Generally speaking and I say generally because there are many determining factors when it comes to closing on a home, the title work can be obtained within 48 hours or less.  If there are no issues with the title work such as open liens etc., and you have your financing in place it is possible that you could close within a week.  Please let me stress to you that it could very easily take longer.  Every case is different, but if everything falls into place perfectly then it can be done in one week.   The closing itself - to explain and sign all of the paperwork will take an hour or so.

3.  Can I Read All Of The Closing Documents Prior To The Closing?  The lender is the one that has all of the necessary documentation.  The lenders are usually pretty good about getting the closing packet out sooner than the closing date if the buyer has requested in advance the desire to review them before closing.  Sometimes you may have to ask several times but just keep following up until you get that commitment.

4.  Can I Have A Closing Attorney Sign The Documents For Me?  Well, this really is an improper practice for a closing attorney.  If you cannot be present at the closing you should get a power of attorney for a friend or family member or some other third party to sign on your behalf.

5.  What If I Don't Bring Enough Money To The Closing?  You should really confirm ahead of time the exact amount you will need to bring to the closing and determine what forms of payment they will accept.  Not having the money to close could seriously jeopardize your deal.

Have your real estate agent go over everything with you prior to your closing and don't hesitate to call and ask as many questions as needed to make sure you fully understand all of your obligations.  Your agent will be more than happy to help you through the entire process so use their experience as your guide.
