Helena Talbot's blog - Top 5 Ways to Get Your Home in Shape

According to a recent survey from HomeAdvisor, more than half of U.S. homeowners (53 percent) do not engage in any annual maintenance for their home, and only 18 percent of homeowners are very confident in their general knowledge of their home's annual maintenance needs.

Amy Matthews, TV Host and HomeAdvisor's Home Improvement Expert, offers homeowners five simple, useful tips to keep their homes in shape year round.

1. Spray foam insulation.
 According to survey findings, 77 percent of bill-paying U.S. homeowners are at least somewhat concerned about their high energy bills this winter. Small holes in foundation or siding, including anywhere pipes or wires penetrate the envelope of the home, can cause serious heat loss and increased costs. These small crevices can be the equivalent of having a window open all winter.

Matthews recommends using a can of spray foam insulation to seal these cracks to help save money on energy bills.

2. Hot water heater. Hot water heaters are becoming more energy efficient, but a homeowner who is not yet ready to upgrade can still get the best use out of their current appliance. A helpful tip is to see if the hot water heater is warm to the touch, and if so, to wrap it with an insulated blanket. This will help it work more efficiently.

3. Roof. Homeowners who live in regions that receive heavy rain, hail or snow should be on the lookout for water damage after large storms. Set a reminder to call a roofing pro to inspect the roof for damage or repair needs every one to two years. This continued maintenance will extend the life of the roof and give the homeowner peace of mind.

4. Heating and cooling systems.
 Ensure the proper function of heating and cooling systems by having them checked by a licensed heating ventilation and air-conditioning (HVAC) professional annually to prevent potential future emergency repairs. Matthews recommends that homeowners clean or replace filters every one to three months.

5. Garbage disposal. The garbage disposal is one of the most frequently used kitchen appliances and, according to HomeAdvisor, was among the top home appliance repairs in 2013. To avoid garbage disposal repairs, never place coffee grounds, grease, eggshells, bones or potato skins in the disposal. Matthews recommends placing a few ice cubes and the rinds of any citrus fruit in the disposal every few months to keep garbage disposals clean and odor-free.

Traditionally in the real estate process, an inspection is requested by a home buyer around the time they are applying for a mortgage. In fact, more than 85% of home buyers request an inspection as a way to uncover hidden faults and costly repairs that may need to be taken care of. In today’s buyer’s market, revealing such faults prior to closing can serve as a bargaining chip for sellers, forcing the seller to either accept a lower price or foot the bill for repairs prior to closing.

That’s why an increasingly important strategy for home sellers in today’s market is to have your property inspected before even putting it on the market. Here are some reasons why:

  • When potential buyers are considering your home, knowing that an inspection has already been done can make your home much more attractive to them. A pre-inspection can give you an important competitive edge by making buyers more confident about placing a bid on your home; with a pre-inspection, buyers know there will be no hidden surprises awaiting them down the road.
  • If defects are uncovered once the buyer has already placed a bid and is applying for a mortgage, you are suddenly under the gun to either accept a lower offer or cough up the funds for repairs. Conversely, a pre-inspection allows you to take care of any repairs within your own timeframe. If expensive repairs are uncovered before putting your home on the market, you can budget accordingly over a period of time and comparison shop for the best pricing.
  • A pre-inspection also allows you to decide which repairs are not necessary before putting your home on the market. Certain problems you might have been worried about may turn out not to be as bad as you originally thought…and, therefore, not make a difference in how you price your home.
  • Having a pre-inspection affords you more control in the negotiating process. Being aware of your home’s pros and cons in advance, helps put you in the driver’s seat when it comes to price negotiations. In fact, a pre-inspection allows you to price your home more accurately in the first place.

Helena Talbot's blog - 4 Ways to Impress Your Lender

Lending is tight, and with the way the market is moving, it may be getting even tighter. But that doesn’t mean your dreams of owning that three-bedroom colonial should be dashed to pieces. It just means you need to impress your lender. Below are a few top tips:

Maintain job security. If possible, you should stay at your current job while building up your credit and zeroing in on that mortgage. Your lender will want to analyze your work history, and make sure you are reliable and have a steady stream of income. If you know you need to switch jobs soon, put off your home purchase until you are securely in your new position. 

Fluff your credit. Your credit is key for securing a mortgage. If yours isn’t up to snuff, spend a year or so working on it before talking to a lender. How can you work on your credit? Pay down any credit card balances and stay on top of your bills. You should also check your ratio of credit available to credit used. 

Trim your spending habits. You're trying to prove to your lender that you can manage your finances and debt. Putting a huge chunk of your salary toward a new car or that stunning living room set will raise a few eyebrows. Avoid excessive credit card purchases while gearing up for a mortgage application. 

Save. This goes hand in hand with trimming your spending habits. Saving for your down payment will be very helpful when it comes to applying for a mortgage. Aim for 20 percent of the amount of home you can afford. A large down payment will prove to lenders that you’re serious as well as a good saver. It will also give you immediate equity and reduce your monthly payments from the get-go.

While securing a mortgage is a tricky process, it’s not impossible—and impressing your lender is only going to help.

Helena Talbot's blog - The Top Six Questions That Will Help You Decide What To Offer

You have just found the home of your dreams; it has everything you have ever wanted and then some, but how do you know how much to offer without paying too much or offering too little.  Well, this is the age old question that most people have when put in the same position.    Well, that is what we are here to help you with.

Here are the top six questions to ask yourself when putting together an offer.  These questions will help you get to a winning offer quickly.

1.  What is the fair market value of the home?  Check out the competing homes in the area and what they are going for but make sure you are comparing similar properties.  Then find out how much those types of homes have sold for in that neighborhood over the past 90 days.

2.  How much can you afford?  You must make sure that you make an offer within the range of what is affordable for you.   You will want to also stay within your pre-approval range as well.  Does that neighborhood have HOA fees that you need to consider?  If so, then prepare your offer accordingly.

3.  Do you have competition?  Your agent will need to check with the listing agent to find out if there are any competing offers.   Even in this market there are some properties and some neighborhoods in which multiple offers are received.  If this is the case, your agent will need to find out how many offers are on the table.  If there are several offers, you will want to submit a higher offer.

4.  Has the listing been reduced?  Check to see if the listing has been reduced and by how much.  Are the sellers motivated?  How long has it been on the market?   Are there other homes in the area with similar price reductions?   How many days were there between each reduction?

5.  What is the condition of the home?  You will need to get a home inspection and find out how much each repair is going to cost and reduce your offer to accommodate those repairs.  The seller is probably already aware that they will need to reduce the price of the home if extensive repairs are needed.

6.  How much do you really want this house?  Of course you should not submit an offer that is way above the asking price or above the fair market value unless you have money to burn.  However, you may want to submit an offer that is closer to the asking price if you are really anxious to get the seller to accept your offer and not someone else's.

These are just a few questions that you should ask yourself before you sit down with your agent to put together an offer.   Take the time to submit an offer that works for both you and the seller and before you know it, you will be living in your new home.

Helena Talbot's blog - How To Protect Your Identity While Buying A Home

If you're looking for a home, you need to be aware that criminals are watching you.  They know that someone who's trying to buy a home has some money tucked away.  And they can't wait to get their grubby little hands on your hard earned money.
You need to take the necessary steps to ensure your identity and your computer are protected from thieves and viruses.

Beware of online criminals who put up fake websites just to gain access to your personal information.  These sites may look real but you need to take precautions and thoroughly check a site before inputting your personal information or downloading anything that could be uploading a virus to your computer and stealing your information.  You can do this by only using reputable, well know sites and sites that have been recommended by your realtor.  Or better yet, only use your realtors site.
Here are a few tips that will help you protect yourself while searching for a new home.

1.  Install some anti-virus, anti-spyware, anti-phishing protection software on every device you use to access the internet.   If you already have these installed, you should make sure you keep them up to date because cyber-criminals are continually changing the ways in which they can gain access to your computer.  The better anti-virus software's will also deny you access to any site that is malicious or has a malicious link.  Just another reason not to skimp on your anti-virus protection.

2.  Always keep your browser and operating systems updated.  That means whether you use Firefox or IE or whether you use Windows Vista or Windows 7;  you should upgrade to Windows 8 if you can and update whatever browser you use to its latest version as well.  The newest versions will be better equipped to handle the latest viruses.

3.  Don't ever access your financial information unless you are using a secure connection.  If the website address does not start with "https" - then it's not  secure.  The "s" at the end of the "https" indicates that it is "s" for secure.  And it is recommended that you never access your financial or any other personal information from a public Wi-Fi spot.

4.  You should only use a mortgage calculator from a legitimate site or the mortgage calculator found on your realtors website.

5.  Remember that email is not secure.  So don't provide any of your personal or financial information to your lender via email.  It's better to pick up your phone and call them to relay such sensitive information.

6.  Have a credit freeze put on your credit report.   A credit freeze is designed to stop someone from opening new accounts in your name.   You will need to let the mortgage company know that you have a freeze on your credit and that you will have to make arrangements to allow access to your credit report when that time comes.

Be proactive in protecting your identity and your personal information.  You don't want anything to get in the way of buying your next home or anything else you may want to purchase along the way.

Helena Talbot's blog - How To Properly Maintain Your Deck All Year Around

Having a deck or installing a new one can increase the value of your home and will give you about a 77% return on your investment when it comes time to sell.   So it's important that you take the time necessary  to properly care for your deck all year around.

Here is a deck maintenance schedule you should adhere to in order to protect your investment.

If you have a wood deck, you should clean and seal it once every year.  If you have a vinyl deck, you should clean it once every year.  Make sure you cover your plants, bushes or any foliage you have with plastic sheets before you begin.

Spring:
• Wash your deck to remove any mold and debris that has gotten into the wood.  You will  need to scrape out the debris between the boards as well.  For a wood deck you can use any general deck cleaner or if you prefer, you can use a half bleach and half water solution .   If you have a vinyl deck, you will need to purchase a deck cleaner that is specifically designed to clean composite materials.  Then use a soft brush to gently scrub it clean; however,  you should never powerwash a vinyl deck as you may damage the material and void the warranty.
• Seal your wood deck if it needs it.  You can test your deck using water to see if it needs to be resealed or not.  Hose your deck down with water and if the water beads up you don't need to seal it.  If the water soaks into the wood, it's time to reseal.
Summer:
• Inspect your deck visually to check for potential hazards.  Check for loose boards and if you can access the underbelly of your deck, check the posts, joists and beams for rot or structural damage.  Additionally, you should check for any potential pest problems and address them if needed.

Fall:
• Look for any nails that have started to come up.  If the nail is only slightly raised, just hammer it back down.  However, if it has raised substantially, you should pull out the nail and then re-install a screw that is longer than the nail you just removed.
• Trim any bushes or foliage away from your deck to help prevent rotting.  You should also move around any pots, chairs and tables you have on your deck to help prevent discoloration.
You should sweep your deck periodically to remove any debris that has piled up around the area.

I have lived in Loudoun County since 1979.  I am married with two grown children and two grandchildren.  My son in law is my business partner in real estate.  I love to jog in the mornings and spend time relaxing on my Trawler during the summer months.
