Helena Talbot’s blog – How To Submit A Winning Offer


When buying a new home, you want to make sure you're getting the best deal you possibly can.  One way to do that is by submitting an offer that the seller just can't refuse.  Here are a few tips that will help you submit a winning offer.

1.  You want to have all your ducks in a row before you begin your search.  The very first thing you'll need to do is to get a pre-approval from your bank or chosen mortgage company.  This lets the seller know you are serious and that you're financially able to buy their home.  A pre-approval will most definitely give you the edge over another buyer that may not be qualified to buy.

2.  It's extremely important that you know the market area.  That's the only way you'll know if the property is fairly priced and what you should offer.  One thing to be aware of though, is that sometimes a home may intentionally be priced lower than the current market value in order to attract multiple offers.  In this case, you may want to bid over the asking price if you're really interested in the property.  

3.  Putting down a large earnest money deposit with a reputable escrow company will make a huge impact on the seller's decision and will definitely strengthen your offer and your negotiating power.

4.  Find out what's motivating the seller to move.  Does the seller need to move quickly, If so, then include in the contract an end of the month or sooner closing date.  It may also help to eliminate as many contingencies as possible.  The more convenient you make things for the seller, the more likely you are to have your offer accepted.  

5.  Write a personal note to the seller letting them know all the things you love about their house and why you feel you'd be the best person to buy their home.  Most seller's have an emotional attachment to their home and want to sell it to someone who will love it and care for it as much as they do.  

6.  Put a quick response deadline on your offer.  If your offer is strong, you'll want the seller to accept it as soon as possible.   This will help to eliminate another buyer submitting an offer that could potentially compete with yours.  Talk to your realtor about the best timeframe for your offer deadline.

Helena Talbot’s blog - How To Make Your Winter Curb Appeal Come Alive

Many homeowners think there's nothing that can be done to enhance their winter curb appeal.  However, nothing could be further from the truth.  It's just as easy to spruce up your winter curb appeal as it is your summer curb appeal.  Here are a few ways to make your winter curb appeal come alive.

1.  Keeping your landscaping clean and well manicured holds true even in the winter season.  You should trim your trees and bushes and clean out underneath all your foliage.  If a buyer drives up to your home and the first thing they notice is how unkempt the landscaping is, they will automatically assume that you probably haven't taken care of the interior either.

2.  In a sea of brown, it's important to add as much color as possible.  Consider adding a seasonal wreath to your front door or to the front of your home.  Add some winter flowers in your beds, as well as, in your pots.  You can also plant some winter flowers around the base of your mailbox as well for that little extra touch of color.

3.  If at all possible, paint the exterior of your home.  Nothing makes a better first impression than a fresh coat of paint.  If you can't afford to paint the entire exterior of your home, just painting the trim and the doors can still make a huge difference.

4.  Fresh mulch is another great way to enhance your curb appeal and will add another layer of color that it's probably lacking.

5.  Solar lighting appropriately placed throughout your landscaping or along your sidewalk will give your curb appeal an upgraded look that will make it feel warm and inviting.

6.  Holly bushes are evergreen and very inexpensive. Additionally, they have bright red berries in the winter.  These make a great first impression and will give your home a well manicured look.

7.  Ornamental plume grasses will give height to your landscaping and will rise high above any snow that accumulates on your grass.

8.  Any type of outdoor decor will add some personality to your home.  Try adding a basket of pine cones to your front porch.  Or perhaps you could place a park bench on your porch.  Or perhaps, some yard ornaments or a seasonal flag to dress up your winter curb appeal.  Just make sure your decor is tasteful and fits well with the personality of your home and neighborhood.

Helena Talbot’s blog - How To Create A New Look For Your Bathroom

Many people don't realize how many hours of their life they spend in the bathroom.  If you think about it, you use it every day, several times a day, sometimes for long periods of time.  So why not make your bathroom into a relaxing retreat that you'll be able to enjoy.   Here are a few things you can do to create a new look for your bathroom retreat.

•Remove your shower curtain and have a nice glass shower door installed.
•If you don't like the look of your current shower tiles, but can't afford to have your entire shower re-tiled, why not install a one piece shower surround for a fresh clean look.
•Would you like the feel of a spa in the comfort of your own home?  Have a walk in bathtub installed.  You'll have the benefit of the muscle relaxing jets without having to go any further than your bathroom.  
•Replace your vanity / sink combo with a small linen closet.  Then install a decorative pedestal sink.  A linen closet, no matter how small, will come in handy, even if it'll only hold your bath towels and some toiletries.  
•Remove your medicine cabinet and replace it with some wall cavity storage compartments.  These can be built in between the wall studs in the cavity of the wall.   If you have enough space, you could even build one on each side of the mirror.
•Wood flooring is great, but unfortunately it doesn't do well in wet areas.  So why not install some vinyl that looks like wood flooring.  There are many styles available that rival the real thing in the way they look and feel.  
•Have you ever considered changing the hardware on your toilet?  This is something  most people never think about.  However, a decorative toilet handle can really help add a nice touch to your bathroom.  
•Do you need extra storage in your bathroom?  If so, you can simply add a shelf over the door.  This makes for a great place to store things you've purchased in bulk like your toilet paper, your paper towels or your cleaning supplies.
•Did you know that there's a wallpaper that looks just like wainscoting?  This makes for a great look and if you add some chair railing, you'll never be able to tell that it's not real.  
•If you really want to add some luxury, why not install some radiant flooring to keep your toes nice and warm on those cold wintery nights.  

It really doesn't take much time or money, depending on your taste and style, to turn your existing bathroom into a luxury spa retreat.  You'll be surprised how much of a difference it makes on how you feel about the time you spend there.

The temperature in the real estate market has begun to re-adjust; the hot arena once reserved for buyers has begun to cool, and sellers are again taking the reigns. With many markets now displaying scarce inventory stock, and multiple offers making it even more difficult, it's easy to become discouraged as a buyer. However, just because you may be looking for a home in a low inventory market doesn't mean you need to give up your dream of landing your ideal property. Below are four tips for buying in a low inventory market.

Be prepared financially
These days, many sellers won't even work with those who aren't pre-approved. Additionally, it would be heart-breaking to find that dream home only to have someone else buy it while you're going through the mortgage process. Before you even begin looking, make sure all of your finances are in order. This will not only make sellers take you more seriously, but will help speed along the entire process.

Know what you're looking for
From the right neighborhood, to the budget and the number of bedrooms, have a good idea of what you're looking for so you don't waste any time—yours, or your agent's.

Act fast
Gone are the days when you could mull over a property, or visit ten homes only to circle back to the first one you saw. With properties flying fast, if you see a place you like, put in an offer right away.

Be aggressive
If you see something you like, be sure to act not only fast, but smart. Putting in an offer may not be enough. If you can buy in cash, this is more appealing to sellers. Don't have the cash? Another trend that is hot right now is writing a “love letter” to the sellers. Or better yet, make a video. Tell them exactly why you love their home, and tell them a bit about yourself and your family. New baby on the way? Go into detail about how their extra bedroom would be the perfect nursery, and how you can really see your child playing in their big back yard with that maple tree just perfect for a swing. Make them see you as a person and not just a name on a page, and you have a better chance of winning them over.

Helena Talbot’s blog – 8 Quick Fixes for a Tired Bathroom


Remodeling a home can be expensive and exhausting. But you can breathe new life into tired rooms with just a small budget, a little sweat equity, and a healthy imagination.

California decorating consultant Gina Fulton suggests eight quick fixes to freshen the look and increase the functionality of an old, drab bathroom:

New paint – Choose a color that brightens the space and shines with personality. Paint one wall in a bold shade. Or wallpaper one – or all four walls – in a whimsical or elegant design that says something about you.

Vanity – Choose a new one if you can afford it – or paint the existing vanity in a bold or pastel color that offsets or complements the color of the walls.

Drawer pulls and towel racks – The bathroom is a small space, so you may want to splurge on unique hardware that adds a touch of class.

Sinks or faucets – If it’s been a while since you’ve perused the hardware aisle, you may be amazed at the wide variety of affordable sinks and faucets. Consider an art-glass basin or a high-arcing faucet that adds fresh perspective to the bath.

Lighting and mirrors – Replace a small mirror with a larger one. Surround it with dressing-room lights. Or frame it to match or contrast the walls.

Flooring – Install inexpensive tile, hardwood or bamboo flooring that updates and complements your new design.

Artwork – Choose a theme – perhaps impressionist prints, French boudoir prints, or even a series of framed family vacation photos. Keep visual interest in mind, but be sure to use surfaces that won’t suffer from steamy air.

New towels and shower curtain – Whip up a sink skirt for a stand-alone sink. Embellished towels and coordinating shower curtain can pull your new design scheme together and enhance the updated look.

Recycling, composting, collecting gray water—these are all ways you can save money and help the environment without leaving your property. However, if you are planning to sell, a few green renovations can go a long way in terms of appealing to buyers. Below are a few green insider tips on eco-friendly changes you can make to your home.
1. Recycled Roof Tiles

Helena Talbot’s blog - How to Clean Your Way to a Healthier Home

You’ve probably noticed the increasing number of natural cleaning products appearing on supermarket shelves these days. Such products are not only better for the environment, but safer for all those living under your roof as they are virtually free of toxic chemicals. According to consumer service-review website, Angie's List, there is an increase in both consumers seeking out eco-friendly cleaning companies and in professional cleaning companies that offer “green" options.

"Spraying potentially toxic chemical-based cleaners into the air, pouring them down the sink or dumping them in landfills has a negative effect on both our health and our environment," says Angie's List founder Angie Hicks. "Your home no longer needs to smell like bleach or other chemicals to be considered clean. There are plenty of all-natural cleaning products that do an equally effective job, are easy on your pocketbook and are better for you and your family's health and for Mother Earth."

Many professional housecleaners are relying on biodegradable, non-toxic cleaners like baking soda, white distilled vinegar and some essential oils with disinfectant qualities (lemon, tea tree oil and eucalyptus, for example) to clean and disinfect. Distilled vinegar will kill nearly all bacteria with which it comes into contact, while baking soda is great for scrubbing out stains and even freshening up carpets and sink drains.

Some cleaning companies make a concerted effort to find other ways to further reduce their environmental impact, like cleaning and reusing towels and rags instead of using and throwing away power towels or sponges. 

"As awareness for eco-friendly cleaning increases, many cleaning companies are turning exclusively to non-toxic products or are willing to supply them at a customer's request," Hicks explains. "Homeowners interested in hiring an eco-friendly housecleaner should still do their research before they hire and ask what products the housecleaner plans to use. Also check that the housecleaner is licensed, insured and bonded. That protects the company and the homeowner in the event an employee is injured on the job or damages property."

Consumers interested in purchasing eco-friendly cleaning products should always read the ingredient list to determine what the product is really made from. Many over-the-counter cleaning products are touted by the manufacturer as being green but still contain chemicals. 

"It's never too late to go green when you clean," Hicks adds. "Box up all those chemicals you no longer want and take them to a local hazardous waste center. Replace them with all-natural cleaning products or by using an eco-friendly cleaning service. Your home will still smell and look great."

Helena Talbot’s blog - 7 Moving Mistakes that Can Cost You

Keeping your household organized is a challenge in the best of circumstances, let alone when you're in the midst of dealing with the disruption of moving.
As a member of the Top 5 in Real Estate Network®, I always take the extra steps necessary to help my clients experience a stress-free, successful move. Throughout my years in the real estate business, I've witnessed many common mistakes that people make during the course of a move.
Here are seven to avoid:
  1. Packing everything. Prior to moving, it's important to take a look around and decide what you don't want to keep. This will cut down on costs by not having to transfer unnecessary items.
  2. Sending it all to storage. Storage is usually expensive and just delays the inevitable. Eventually, what you store will need to be moved into your home, so try and bring it all the first time.
  3. Shopping on the Internet for move quotes without dealing with a live person. This is one instance where dealing with a live person is necessary. You need to be able to ask specific questions and have your estimate explained to you line by line so that you can see where costs can be cut.
  4. Not looking into what your homeowners' insurance covers. For a nominal cost, these types of insurance policies may cover your goods in transit.
  5. Not taking photographs of items before disassembling them for the move. You will be unable to process an insurance claim if you don't have proof of what the item looked like before you packed it.
  6. Overlooking the box count. If you are paying for boxes by the piece, keep track as things are being packed as each box has a different price attached to it. You don't want to end up with 300 boxes when you only needed 200. Also, if the moving company sees that you're keeping track, movers will be less inclined to hit you up for additional costs when the job is done.
  7. Forgetting to take inventory. If you don't create an inventory, there's no fool-proof way to know if you've left something behind or if it somehow got lost in transit.

Helena Talbot’s blog - 4 Spring Updates to Protect Your Investment

When homeowners think about protecting their home’s assets, they may immediately think about large maintenance issues, like a new roof. But checking on—and updating, if necessary—small details can have a huge impact on the health of your home over time, saving you big dollars by warding off monumental repairs. Below are a handful of things you should keep up-to-date to lower bills and avoid costly repairs later on, regardless of whether you plan to stay or sell. 

Check the ventilation
Spring can be wet, and a build-up of moisture can peel paint, cause mold and mildew and ruin flooring, carpets and fixtures. At the start of the season, check out kitchen or bath ventilation fans, and consider installing dehumidifiers anywhere prone to excess moisture. Check out basements and any overlooked crawl spaces, too, to make sure they aren’t prone to leaks. Homes can change over time, so just because you have never had a ventilation problem before, doesn’t mean you never will. 

Give your AC some TLC 
Spring is the perfect time to service your air conditioner, which will get it into its best shape for summer, and help extend the overall life of your system. Replace your air filters at the start of the season, and every 90 days of use. 

Insulate, insulate, insulate

A well insulated home is going to have lower energy bills. By checking gaps and cracks around your home, and filling in any seals with a sealant, you can monumentally reduce your energy bills. According to the U.S. Department of Energy, as much as 40 percent of your home’s energy loss can be blamed on shoddy insulation. 

Water works

Spring often brings rain, and excess water means excess strain on your plumbing. If you have a sump pump, check that it is in working order by pouring a few buckets of water into the sump pit and monitoring the response. Check all indoor and outdoor faucets. Turn on your hose—if there is a sudden leak inside your home, you may have had a frozen pipe that cracked over the winter and needs to be replaced. Also, you should consider replacing your water heater if it’s more than 15 years old; newer water heaters are more energy efficient.

Helena Talbot's blog - Know Your Rights when You Fly

When volatile summer weather grounds a plane, it creates a domino effect of cancelled flights across the country. Add in that nearly 209 million people fly June through August, and you could easily find that part of your summer adventure may be spent trying to get a seat on another plane.

Just ask Marcy Baustian, a high school teacher who recently spent three weeks leading her French Club students through France, only to have the final leg of the journey back to Des Moines grounded in Detroit for 48 hours. "Getting rebooked was difficult because it's very tough to find 18 seats on a flight – especially to Des Moines since bigger planes aren't scheduled through there," says Baustian.

After spending the night in the Detroit airport, she spent the next day working with the airline to get rebooked on a flight to Kansas City, where parents were willing to drive and pick up their children. That flight was also cancelled due to weather. The group eventually rented a charter bus – after their travel agency called 30 bus companies and offered to cover the expense temporarily. (A claim to cover the cost of the bus is pending with the airline.)
While Baustian and her students' ordeal was extreme, airline travel often comes with some sort of challenge. "It can be difficult to know when a situation that started as inconvenient has crossed the line into a violation of rights," says Ann Cosimano, General Counsel for ARAG®, a global provider of legal solutions. "Knowing when to be patient – or when to speak up – can take some of the stress out of travel." Here are a few reminders of the rights you have when you fly.

When Your Flight Is Delayed or Cancelled
If your flight is delayed or cancelled for problems beyond anyone's control, like weather or safety issues, most airlines will rebook you on the next available flight at no charge. They may even book you with another airline without charging you extra. Airlines are not required to provide any amenities, such as meal vouchers or hotel rooms, in this situation.
Similarly, if your flight is delayed or cancelled for something the airline could control, such as a maintenance issue, the airline will likely rebook you on the next available flight, either theirs or another airline's, at no charge. The airline is still not required to provide amenities, however, many will provide meal vouchers and even hotel rooms and grooming kits if your delay causes an unexpected overnight stay.

When You're Bumped from Your Flight
If you are "bumped" for a domestic flight that is oversold, you are likely legally entitled to compensation for a new flight. Generally, when the flight is oversold, the airlines will ask for willing passengers to volunteer to give up their seats in exchange for a later flight and compensation. They may also negotiate with free tickets or travel vouchers. If you accept one of these offers, be sure to ask some deal-breaking questions such as when the ticket expires or if it's only available certain days of the week or during certain seasons.
If no one volunteers and you're bumped involuntarily, you should receive a written statement from the airline that describes your rights and how the carrier decided which passengers were bumped. If you're not rebooked and scheduled to arrive at your destination within one hour of your originally scheduled arrival time, then you are entitled to compensation in the form of a check or cash. The amount depends on the ticket price and length of delay. To be eligible for compensation, you must have a confirmed reservation and have checked-in with the airline within their deadlines.

If the airline must substitute a smaller plane for the one it originally planned to use, the carrier isn't required to pay people who are bumped as a result. In addition, on domestic flights using aircraft with 30 through 60 passenger seats, compensation is not required if you were bumped due to safety-related aircraft weight or balance constraints.
If you are delayed on the tarmac of a domestic flight before taking off or after landing, you may have rights if the delay is more than three hours. DOT rules prohibit most U.S. airlines to remain on the tarmac for more than three hours unless air traffic control or the pilot decides there are reasons related to safety, security or airport operations.
If you are delayed on the tarmac of a domestic flight, you are entitled to food and water no later than two hours after the delay begins. Lavatories must remain operable and medical attention must be available if needed.

Helena Talbot's blog - The Pros And Cons Of Being A Homeowner

Owning a home is one of the biggest joys in life for many people.  Your home is where you raise your family, make your memories, and the place you go for rest and relaxation.  Our homes are a huge part of our lives.  However, owning a home does not come without drawbacks.    Below we are going to talk about some of the pros and cons of being a homeowner.

Pros:
• You can pick your own appliances.  Do you want stainless steel appliances?  Do you want a smooth cooktop stove?  How about a state of the art dishwasher?
• You can paint your home whatever colors you want and you don't need anyone's permission.
• You can install custom blinds or even wallpaper if that's what you like.
• Would you like to tear down some walls or add a room?  No problem!
• How about a complete remodel?   Why not!
• Aside from the cosmetic freedom aspects that come from owning your own home, you will also be building equity,  earning tax breaks and contributing to your good credit.

Cons:
• If something breaks, you have to fix it no matter if it is something major or something minor - doesn't matter it still has to be fixed.
• If something is damaged, such as the blinds, carpet, appliances, HVAC system, etc. you will have to shell out the money to replace it.
• If you have a sewer back up in your yard, you have to deal with it.
• You will be responsible for the upkeep of your yard including mowing, weeding, tree trimming, etc.
• You will have to perform preventive maintenance such as filter changes, cleaning your air conditioners coils, keeping your roof free from debris and moss, etc.  These things and more will need to be scheduled throughout the year, every year.

Having a home creates a stable environment for you and your family and living in a community will lead to making friends and having long lasting community relationships.  Talk to your realtor about which neighborhoods they recommend for you based on your needs.   Take all the time you need to research your chosen neighborhood before deciding on which one is right for you.
