Helena Talbot’s blog – Ten Things You Will Need To Do Immediately After Closing On Your Home


The closing on your home can be an exciting but busy time.  There are so many things you have to remember and it's easy to forget some of the most basic but necessary tasks.  Here are a few things you'll need to do or have done immediately after you close on your new home.

1.  Call a locksmith to have the locks changed on your new home.  Don't forget to have him change the locks on all the exterior doors as well.  If you're going to change the locks yourself, you'll need to count all the doors so you know how many you'll need.  This is something that can be done ahead of time so you'll be ready to change those locks just as soon as you arrive at your new home.

2.  Does your new home have any storage buildings or any other type of exterior building that'll need a lock?  If so, you'll need to buy new locks for those as well.  Additionally, if they're already locked and you weren't  given a key at closing, you'll need to have some bolt cutters on hand so you can get them open.  

3.  Make sure you're given the garage door openers at closing.  It's a good idea to change the code as soon as you arrive at your new home.  You may need to contact the manufacturer for instructions on how to change the code if you don't know how.  If they were not provided, you may have to talk with your local home improvement store or the manufacturer to obtain new ones. 

4.  If your new home has an alarm, you'll need to change the alarm code.  Contact the alarm company for assistance.

5.  Change the batteries in all the smoke and carbon monoxide detectors then test them.  

6.  Buy new fire extinguishers to place around the house and in the garage.

7.  Prepare a box of move-in supplies to take with you such as toilet paper, paper towels, soap, wipes, trash bags, drinks, snacks, etc. so you won't need to dig through boxes or have to do without.  

8.  You're going to get hungry very quickly and you probably won't be equipped to cook anything.  Therefore, you should ask your realtor for some menus  and a list of restaurants in the area that deliver.

9.  Don't forget to have the chargers for your mobile devices handy.

10. Put together a move-in toolkit and include items such as nails, a flashlight, a drill, etc.

Helena Talbot’s blog – Is It Healthier To Live Near A Beach?


Have you ever dreamed of living near the beach?  You may have wondered if living near the beach makes for healthier living.  Many people, when considering a move, think about moving on or near a beach.  Then there are other people who already live near the beach but have no idea about the health benefits it provides.  

Living near the beach is in fact very healthy for you.  Of course you do need to take the proper skin care measures to avoid over exposure.  However, aside from that, here are some of the health benefits of living near a beach.

1.  You probably already know that the sound of the waves is very relaxing.  But did you know that the sound of the waves is also altering your brain pattern.  This in turn puts your mind into a deeply relaxed state.  

2.  Do you like to float in the water?   If you've never done it, you should give it a try.  The act of floating in water helps your blood flow upwards toward your abdomen and your heart allowing more oxygen to reach your brain.

3.  Everyone loves the smell of the fresh sea air.  But what you probably don't know is that the sea air is charged with healthy negative ions.  Those ions assist your body in absorbing more oxygen and they'll also help balance your serotonin levels as well.  Serotonin will help improve your mood and lower your body's stress levels. 

 A day at the beach will help you relax and unwind.  It's good for the body, the soul and the mind.   Sun also helps your body replenish the much-needed vitamin D.  This is a vitamin that most people are lacking and one that has many health benefits.

Helena Talbot’s blog – How To Create A New Look For Your Bathroom


Many people don't realize how many hours of their life they spend in the bathroom.  If you think about it, you use it every day, several times a day, sometimes for long periods of time.  So why not make your bathroom into a relaxing retreat that you'll be able to enjoy.   Here are a few things you can do to create a new look for your bathroom retreat.

•Remove your shower curtain and have a nice glass shower door installed.
•If you don't like the look of your current shower tiles, but can't afford to have your entire shower re-tiled, why not install a one piece shower surround for a fresh clean look.
•Would you like the feel of a spa in the comfort of your own home?  Have a walk in bathtub installed.  You'll have the benefit of the muscle relaxing jets without having to go any further than your bathroom.  
•Replace your vanity / sink combo with a small linen closet.  Then install a decorative pedestal sink.  A linen closet, no matter how small, will come in handy, even if it'll only hold your bath towels and some toiletries.  
•Remove your medicine cabinet and replace it with some wall cavity storage compartments.  These can be built in between the wall studs in the cavity of the wall.   If you have enough space, you could even build one on each side of the mirror.
•Wood flooring is great, but unfortunately it doesn't do well in wet areas.  So why not install some vinyl that looks like wood flooring.  There are many styles available that rival the real thing in the way they look and feel.  
•Have you ever considered changing the hardware on your toilet?  This is something  most people never think about.  However, a decorative toilet handle can really help add a nice touch to your bathroom.  
•Do you need extra storage in your bathroom?  If so, you can simply add a shelf over the door.  This makes for a great place to store things you've purchased in bulk like your toilet paper, your paper towels or your cleaning supplies.
•Did you know that there's a wallpaper that looks just like wainscoting?  This makes for a great look and if you add some chair railing, you'll never be able to tell that it's not real.  
•If you really want to add some luxury, why not install some radiant flooring to keep your toes nice and warm on those cold wintery nights.  

It really doesn't take much time or money, depending on your taste and style, to turn your existing bathroom into a luxury spa retreat.  You'll be surprised how much of a difference it makes on how you feel about the time you spend there.

Helena Talbot’s blog – How To Create A More Environmentally Friendly Home


Everyone is looking for a way to save on their energy bills.  Implementing some environmentally friendly systems in your home will get you well on your way to being "green."  Here are several tips to help get you started.

1.  Have you ever considered a tankless water heater?  A tankless water heater is basically a water heater without a tank.  It heats the water on demand by running the water over hot coils.  This means  you won't have to heat your 50 gallon water heater for 24 hours every day, which will save you huge amounts of money on your utility bill.

2.  Many homeowners are now opting for "green" flooring.  Green flooring comes in many different styles and is made with different types of material.  For example:  bamboo, concrete, cork, etc.  

3.  Why not have some solar panels installed on your roof?  Doing this could pay you back in spades.  Many utility companies will offer a rebate when you have them installed.  In addition, if you have electricity left over, your power company may even give you a credit on your bill for the electricity you sent back to them.

4.   Installing a "cool roof" is another great "green" option.  They're usually white or have a light color to them and they reflect infrared rays.  Therefore, in that way, a cool roof can lower your utility bill, because your air conditioner will not have to run as much.  This may not be an option for everyone, especially if you live in an area that stays cold most of the time.   In that case you may want to stick with a darker colored roof that will absorb the heat from the sun.  

5.  Perform an energy audit.  Look for any air leaks and seal them.  Check your attic's insulation and vapor barrier.  Then inspect your HVAC system.  Also, replacing any old appliances with new Energy Star rated appliances can also help reduce your utility bill.  Here's a resource you can use for performing your energy audit:   http://energy.gov/energysaver/articles/do-it-yourself-home-energy-audits.

6.  Most traditional paints contain volatile organic compounds, also known as VOC's.  When choosing a paint, look for paints that state that they're "low VOC."  You spend a lot of time in your home and exposing you and your family to VOC's for a long periods of time could create a multitude of health problems.

Helena Talbot’s blog - How To Make Your Winter Curb Appeal Come Alive

Many homeowners think there's nothing that can be done to enhance their winter curb appeal.  However, nothing could be further from the truth.  It's just as easy to spruce up your winter curb appeal as it is your summer curb appeal.  Here are a few ways to make your winter curb appeal come alive.

1.  Keeping your landscaping clean and well manicured holds true even in the winter season.  You should trim your trees and bushes and clean out underneath all your foliage.  If a buyer drives up to your home and the first thing they notice is how unkempt the landscaping is, they will automatically assume that you probably haven't taken care of the interior either.

2.  In a sea of brown, it's important to add as much color as possible.  Consider adding a seasonal wreath to your front door or to the front of your home.  Add some winter flowers in your beds, as well as, in your pots.  You can also plant some winter flowers around the base of your mailbox as well for that little extra touch of color.

3.  If at all possible, paint the exterior of your home.  Nothing makes a better first impression than a fresh coat of paint.  If you can't afford to paint the entire exterior of your home, just painting the trim and the doors can still make a huge difference.

4.  Fresh mulch is another great way to enhance your curb appeal and will add another layer of color that it's probably lacking.

5.  Solar lighting appropriately placed throughout your landscaping or along your sidewalk will give your curb appeal an upgraded look that will make it feel warm and inviting.

6.  Holly bushes are evergreen and very inexpensive. Additionally, they have bright red berries in the winter.  These make a great first impression and will give your home a well manicured look.

7.  Ornamental plume grasses will give height to your landscaping and will rise high above any snow that accumulates on your grass.

8.  Any type of outdoor decor will add some personality to your home.  Try adding a basket of pine cones to your front porch.  Or perhaps you could place a park bench on your porch.  Or perhaps, some yard ornaments or a seasonal flag to dress up your winter curb appeal.  Just make sure your decor is tasteful and fits well with the personality of your home and neighborhood.

Helena Talbot’s blog – Ten Home Staging Cover Ups - It's All About What You Don't See


Just about everyone is familiar with home staging.  Home staging is successfully used by many realtors and is a great tool in helping to sell just about any type of home.  However, what most people don' t realize is that there are some sellers who utilize staging as a way to cover up the things they don't want you to see.  Here are a few home staging cover ups that when seen, should make you stop and pay attention.  Not to what is right, but to what is wrong.  

1.  It seems like just about every home has at least one small room that the homeowner doesn't quite know what to do with.   If you see a small room that has small furniture in it, this generally means the seller is using small furniture to trick your eye and to make the room look bigger than it really is.

2.  Many homeowners use scent as a nice way to make a good first impression of their home.  However, some sellers use various scents to cover up or mask any lingering smells that may be in their home.  If you come across a home with air fresheners, pay close attention to anything your nose might detect other than the air freshener.  Do you smell pets or pet urine?  Do you smell mold or mildew?  Put your nose to the test. 

3.  Often times music is used to distract you from hearing a noise problem.  When you hear music while viewing a home, you should turn off the music and listen.  What do you hear?  Does the neighbor have a dog that never stops barking?  Do you hear an excessive amount of street noise?  Are the airplanes flying overhead louder than you would expect?  Do the neighbors fight all of the time?  

4.  If while touring a home you notice that all the blinds are closed or the window coverings are pulled, you should take a minute to open every window covering to see what might be hiding behind that curtain.  This is something that most people don't do.  Not doing this one thing could cost you thousands of dollars if it isn't discovered before you close on the home.  It may only be a broken window pane.  But it could be that all the window seals are broken and all of the windows are fogged so badly that you can't see outside.  Or it may be that the neighbor is a hoarder and their home is in complete disrepair or perhaps they have an auto mechanic shop in their back yard.  Needless to say it's very important to look through every window and check the view.

5.  Never assume that behind every door is a reasonable space.  You should open every door and cabinet as you tour the home.  Sometimes closed doors are closed for a reason.  Just think how you would feel if you moved in only to discover that none of the cabinets have shelves in them.  Or that the pantry you so desperately need was only a few inches deep.

6.  Area rugs are sometimes used to cover up carpet stains, a flaw in the flooring or some foundation cracks.  You should lift up every area rug and inspect what may be hiding underneath.

7.  Pay attention to each door of the home.  Are any of the doors missing?  Sometimes a seller will remove a door that doesn't function properly.  A door that doesn't open and close like it should may be an indication of foundation problems.  Or it may just be that the seller is trying to make the room look larger, etc.

8.  Look behind all the pictures.  Are the pictures covering up any holes in the walls?

9.  Check all the countertops.  Do you see any placemats or decor that could be an attempt at hiding a flaw?

10.  Look around, do you see anything that could potentially be covering up a flaw in the home?  

Now you are aware that staging is sometimes used as a cover up.  You're now better equipped to address any possible issues before you commit to buying a home.  You should also talk to your realtor about assisting you in identifying any additional staging cover ups that weren't covered here.  Your realtor has multitudes of experience and can immediately spot a staging cover up that could cost you thousands of dollars if not caught before you actually purchase the home.  Your realtor truly is your best defense when it comes to buying a good quality home.

Helena Talbot’s blog – Designing A Balcony Retreat


When was the last time you thought about your patio or balcony?  Outdoor living spaces are becoming more and more popular and for good reason.  An outdoor living space will give you a change of pace.  A living space where you can relax and enjoy the ambiance.  A living space that is unlike any other part of your home.  So why not fix it up and turn it into a balcony retreat?  Here are a few ideas to help get you started.

1.  First decide how you want to use the space.  Do you want a personal space that is customized just for you?  Or would you rather have a space that is perfect for entertaining and socializing?  

2.  Now you can make a blueprint of exactly what you want.  Sometimes a few plants and a nice bistro table and chairs is all it needs.  Some people may prefer something a little more elaborate.  Consider building your balcony around a theme.  Such as a country garden, a casino, or something relating to your favorite hobby.  

3.Here are a few ideas you can use to build on:

• Add a sunshade
• Make it into an outdoor garden - just make sure you only use plants that can handle the amount of sun your balcony receives
• Turn it into a book nook
• Design a romantic retreat
• Add a porch swing
• Perhaps some nice wicker furniture
• Give it a country cottage feel
• You may like some statues or fountains with a tapestry backdrop
• Add some throw pillows or some outdoor art and a small rug for a splash of color
• Make it tropical by adding some bamboo, a ficus or some decorative grasses and top it off with a lattice backdrop
• Mix and match lighting really adds to the mood of the space.  You can use a mixture of candles, a spotlight or strings of small white lights to adorn the space 

Just remember, this is your space and you can do anything you want with it.  If you add something that doesn't seem to fit - change it.  If you get bored with the look and want something different - change it.  It's that simple.  There's nothing easier than upgrading your outdoor living space.  You can also turn it into a social event and invite all your friends over to help.  So get started and have some fun.

Helena Talbot’s blog – Common Credit Myths You Need to Know Before Buying Your Next Home


If you have good credit and think you won't have any problem buying a house, you might need to think again.  Most people with good credit have many common misconceptions about their credit and how it could affect their likelihood of being approved for buying a home.  When in fact, having good credit, even extremely good credit, doesn't necessarily mean you are a good risk in the eyes of a mortgage lender.  Keep reading to learn some of the most common credit myths that could cost you thousands of dollars over the life of your mortgage loan.

1.  Do you have a large amount of cash?  Do you have a fairly high income?  Do you have some reasonable equity in your home?  If you answered yes to those questions, you probably think your FICO score is not a factor.  That is false.  The fact is that your credit score is what determines whether or not you will be approved for a home loan.  It  will also determine what the interest rate will be for that loan.  There are only two exceptions to that rule.  If you pay cash or if you put down a great deal of money on the home.  

2.  Are you debt free?  Do you pay all of your bills on time?  If you answered yes to those questions, you probably think you have what is considered good credit.  That is false.  Lenders look at your credit differently than you do.  A lender will look at your FICO score to see how well you manage your debt and your credit.  The lender will look to see if you're at your limit on your credit cards, and if you are, but you continue to apply for more credit, a lender will consider that credit abuse.

However, if you have credit, but don't carry any credit balances on the credit you have, that doesn't mean you have good credit in the eyes of the lenders.  You may find this hard to believe, but you will get a higher FICO score if each month you carry a balance of 30% of your credit limit and you continually make your payments on time.  This is where most people are completely baffled, because common sense, in most people, would tell them that no debt is a good thing, when in reality it's not.  Go figure!

3.  Have you experienced a short sale or a foreclosure in the past?  Many people believe that if they've had a short sale or a foreclosure in the past, they can't qualify for another home.  That is false.  Remember what we've been talking about?  Your credit score is the number one factor in determining whether or not you will be approved for a loan.  So even though the short sale or foreclosure will stay on your Experian and Transunion credit reports for seven to ten years, that doesn't mean you can't work on improving your credit score enough to buy another home sooner rather than later.  

In order to achieve this, you will need to start paying your bills on time.  It will also require that you have a reasonable amount of money to put down on your new home.  And if you had any extenuating circumstances that caused your short sale or foreclosure to occur in the first place, that should be explained.  This alone could help lead to a more likely approval and quite possibly a lower interest rate.  

The bottom line is to save your money and use your credit accordingly.  Take all of these credit tips we've given you to get the most desirable loan you can.  Your best bet is to talk with your realtor about buying a new home.  He can then make the proper recommendations for your specific situation. 

Your realtor has plenty of experience in dealing with mortgage lenders.  He will assist you in making the necessary corrections that could lead to a mortgage approval and quite possibly the lowest interest rate available for your new home.  Asking your realtor for assistance could ultimately save you thousands of dollars over the course of your loan.  And who doesn't like to save money?  Exactly!

Helena Talbot’s blog – The Dangers Of Non-Disclosure


If you're trying to sell your house, you probably already know that you must, by law, disclose any problems associated with the property.  However, some sellers have a tendency to think that not pointing out the flaws in their home will bring them more money on the sale of their home.  And that may be true; however, there are many problems that could arise later on down the line due to non-disclosure of your homes past and present issues.  

Non-disclosure lawsuits are on the rise.   Once upon a time it was a "buyer beware" market but not anymore.  Ask any realtor and they will tell you that non-disclosure ranks as one of their three biggest problems during the sale and after the sale. 
Especially if the seller has made concentrated efforts to cover up the problematic issues.   Another thing to make note of is that after you have completed a repair, it must be documented.  If you complete a repair and it's not documented, and issues arise down the road, you could still be held liable.   

A seller must disclose anything that could affect the property's value.  Things such as foundation problems, etc. and in some states you must also disclose any risk of natural disasters such as the home being in a flood plain or if there is a high risk of earthquakes.   Additionally, some states also require that you disclose neighborhood nuisances like a barking dog or any other type of noise nuisance.   The non-disclosure rule applies to everyone.  Even if you sell your house "as is" you still have to abide by the non-disclosure laws of your state.   Below are a list of items that should be included in your property disclosure report.  Some of these may vary from state to state. 

• Completed repairs or repairs you were made aware of by the previous owners
• Past or present termite issues
• Any past or present water damage or moisture issues
• Mold
• Lead
• Natural hazards such as the risk of flooding, earthquakes and wildfires
• Past history that includes a notorious haunting or horrific events such as a murder, etc.
• A historical designation that limits remodeling
• Special zoning
• Environmental issues

When in doubt you should disclose.  However, just because you disclosed an issue, doesn't necessarily mean you are obligated to fix the issue.  You can negotiate the repairs with the buyer as terms of the contract.  Or you could just include an "as is" clause in the contract for the repairs in question.  

Talk to your realtor about everything in your home that needs to be disclosed.  Don't ever keep information from your realtor.  He is there to help you.  Not disclosing important issues is serious business and could land you in a lawsuit later.  You will then have to pay for the repairs anyway.  So do yourself a favor and save everyone the time and trouble and be diligent about what your buyer needs to know.

Helena Talbot’s blog – Understanding The Foreclosure Process Timeline


No one likes the thought of facing foreclosure.  However, sometimes there are circumstances that are beyond our control.  Job loss, divorce, illness or any number of other issues which could occur without warning.  The end result being a time when the borrower fails to pay their mortgage on time or perhaps not at all.  

The words mortgage foreclosure will send chills down the spine of most people.  There are many different foreclosure laws and the foreclosure process varies from state to state.  Therefore, we are going to take a few minutes to go over the foreclosure process with you in an effort to help you better understand the foreclosure process timeline.

Pre-Foreclosure.  The first stage in the foreclosure process.
Many people think if their home has gotten to the pre-foreclosure stage, there is nothing they can do to save it.  However, nothing could be further from the truth.   If you take some time to educate yourself about the foreclosure process, before your home actually goes into foreclosure, you could prevent it from happening at all.  

The first step is the receipt of the missed payment notice.  This notice will state that you need to make your payment, including late fees, in order to avoid any further action.  If you don't make your payment, the mortgage company will take the next step.  

The mortgage company will then send you a notice of default.  This notice is sent if your payment is more than 30 days late.  If you still don't pay the balance due on your mortgage, the bank will then proceed to the next step.

Foreclosure.  The second stage in the foreclosure process.

The next step is when you receive the actual foreclosure notice.  This letter is notifying you that the bank has begun the formal foreclosure proceedings.  Your home will then be scheduled for sale at an auction.  
  
Auction.  The third stage in the foreclosure process.

If your loan has not been paid and reinstated within the pre-foreclosure timeframe, your home will be put up for auction.   An auction will allow potential buyers to bid on your home.   The auction price for your home will start at what you owe and bidders can submit their offers  from there.  At the end of the auction, your home will go to the highest bidder.  If your home doesn't sell at the auction, the lender will then take ownership of the property. 

Bank-Owned.  

Now the bank owns your home.  They will clear the title and make any repairs that are absolutely necessary.   The mortgage company will then attempt to sell the property in an effort to recover any unpaid balances.

Foreclosure process timeline.

There was a time when the foreclosure process timeline was pretty similar in most states.  However, with the housing market being so unstable,  now the foreclosure process varies greatly from state to state.  Therefore, it is nearly impossible to predict how long it will take for your home to go through each stage; from the pre-foreclosure through to the auction date.  
Options that will help you avoid a possible foreclosure.

The first thing you need to remember is to stay calm.  You do have options.  It's easy to panic when the thought of foreclosure is looming over you.  However, there are some things you can do to get yourself back on track.

• Try to borrow some money to get your payments up to date.
• Take a look around your house.  Sell anything and everything you can to raise enough money to make your payments.  
• Talk to your mortgage company about a forbearance plan.
• Check to see if your lender has any mortgage modification programs that will lower your monthly mortgage payments.
• Consider refinancing your home with a new loan.
• Talk to your local real estate agent about selling your home.  You can then take the equity from your home and purchase another one that is more affordable.
• Some investors will buy your home then lease it back to you under their lease to own option plan.  Just remember to check with your attorney before entering into any investor lease to own programs.  
• If you file for bankruptcy, it could allow you to consolidate your debt and pay it off over a set number of years.  
• Talk to your mortgage company about a deed in lieu of foreclosure.    

Understanding the mortgage foreclosure process is a crucial part of controlling the outcome.  You need to educate yourself about the foreclosure timeline.  If you want to take command of the situation and avoid a foreclosure altogether, it would behoove you  to learn the different options that are available to you. 

Find a real estate agent in your local area that specializes in foreclosures.  Your realtor will be your best defense in getting through this process with the best possible outcome.  So take advantage of their knowledge and years of experience to get you through these trying times.
