What?  Sell my home during the winter?  Why would I do that?  Well, that is what most people think and that is what you are going to use to your advantage.  Ok, I see that look of doubt on your face.  But don't worry I am going to explain myself.  Below I am going to go over why the winter is the best time to sell your home.  Keep reading  .  .  .

The Top 5  Reasons To Sell Your Home During The Winter

1.  Because it is getting close to the end of the year which means lower borrowing costs give buyers incentive.

2.  Less competition!  Who doesn't want less competition?  Take advantage of this and you may very well be the only home for sale in your entire neighborhood or at least one of the few.  It is very frustrating for home buyers who are ready to buy a home now but cannot find anything that fits their needs.  Your house may be their dream home, so give them what they want and you can almost name your price.  Your buyer will be so excited that they were even able to find a suitable home this time of year!

3.  Less competition means you may not have to put as much money into your home in order to sell it.  So talk to your realtor before you go running to the hardware store to make improvements that may not be necessary due to  the lack of competition.

4.  You may be worried that your holiday plans will interfere with selling your home.  Nope!  That's not an excuse.  All you have to do is to ask your realtor to make a change in your showing procedures that will require advance notice for all showings.  Who knows, maybe your buyer will schedule a showing during your holiday meal and you can invite them to join you.  Wow, what a way to help them feel right at home and that is a definite sale!  You could not ask for a better gift than the sale of your home.

5.  Due to the growing number of  foreclosure inventory out there, a buyer will be very refreshed to see a  move in ready home.  Additionally, many home sellers that are being forced to move but have not gone into pre-foreclosure yet, generally cannot afford to fix their home to the standards that it may need to be market ready.  So this will make your home that much more appealing .

Helena Talbot's blog - 11 Ways to Get Your Home Ready for Appraisal

If you’re looking to sell or refinance your home, you know that a home appraisal is a necessary step in the process. While the value of your home may not be what it once was, it is important for homeowners to be realistic when it comes to getting their home appraised. 
As a member of the Top 5 in Real Estate Network®, I know how vital it is to list your home at the right price. Price is, after all, only a part of marketing…but it is crucial, and having an appraisal done is the first step toward making the right pricing decision. 
Here are 11 ways to prepare for a home appraisal: 
1. The appraiser will need approximately 30 minutes to one hour to complete the inspection phase of the appraisal process, which includes: exterior photos of the front and rear of the home and a photo of the street in front of the property; measurements of the exterior of the home, garage and any outbuildings; a walk-through inspection of all rooms and levels of the interior of the home, including the basement.
2. Get organized. Put together a checklist that will help you get ready for your appraisal.
3. Be flexible when scheduling the appointment.
4. Have a copy of your home’s blueprint to help verify measurements and lot size.
5. Provide a list of improvements made to the property since the purchase. Improvements that should be noted include adding a pool, patio, updating your kitchen or bathroom, and any room additions, etc.
6. Allow your appraiser access to the entire property, including access to any crawl space or attic areas.
7. Keep in mind that a clean home makes a good impression. Be sure to trim the lawn, clean the pool and garage, repair cracked windows or torn screens, check for leaky faucets and secure gutters and down spouts before your appraisal.
8. Point out any amenities that may not be obvious to the appraiser: sprinkler systems, patios, pools, security systems, built-in pool vacuum, etc.
9. Provide a copy of last year's tax assessment information.
10. Know what year the house was built and when improvements were made.
11. The first thing appraisers look for is comparables, so be prepared and have a list of recent sales of similar properties in the immediate neighborhood.

Helena Talbot's blog - Top 5 Ways to Save Money on Your Homeowners Insurance

In today’s economy, homeowners need to save money wherever possible. If you’ve been the victim of damage this winter, thanks to Mother Nature, you may be confronting the not-so-pleasant realities of your homeowners’ insurance policy. From high deductibles to lack of coverage to rising rates, many homeowners have been left to foot a big—unexpected!—bill. 
As a member of the Top 5 in Real Estate Network®, I am well versed in some of the ways you can save money when it comes to homeowners insurance. For starters, you may be able to save hundreds of dollars a year by shopping your homeowners’ policy around, so please e-mail me if you need a referral or two. Also, here are some great, money-saving ideas from the Federal Citizen Information Center (www.consumeraction.gov):
• Increasing your deductible is an easy way to save money on a monthly basis. Even raising it by just a few hundred dollars can make a big difference in your premium.
• Ask your insurance agent about discounts. You may be able to get a lower premium if your home has safety features such as dead-bolt locks, smoke detectors, an alarm system, storm shutters or fire-retardant roofing material. Long-term customers and those over age 55 may also be offered discounts.
• Insure your house, not the land under it. After all, your land will still be there even if your home is damaged. If you don't subtract the value of the land when deciding how much homeowner's insurance to buy, you will pay more than you should.
• Don't wait until you have a loss to find out if you have the right type and amount of insurance. Discuss with your insurance agent exactly what types of damage are covered, including natural “acts of God.” Many homeowners are caught offguard by this loophole.
• Purchase enough coverage to replace what is insured. "Replacement" coverage gives you the money to rebuild your home and replace its contents. An "Actual Cash Value" policy is cheaper but pays only what your property is worth at the time of loss - your cost, minus depreciation for age and wear.
• Consider any special coverage you may need for valuable and/or unique items, such as computers, cameras, jewelry, art, antiques, musical instruments, stamp collections, etc.
• Remember that flood damage may not be covered by a standard homeowners’ policy. If you live in an area prone to flooding, take advantage of the National Flood Insurance Program.

Helena Talbot's blog - How to Repair Your Credit Post Bankruptcy

From losing a job to losing a home, many Americans have suffered the slings and arrows of the recession over the past few years. This has forced many to make the difficult decision of filing for bankruptcy. While bankruptcy is the least desirable option when in financial distress—leaving a large scar on your credit rating for 7-10 years—it is often the only one left. 

Even once they emerge from a bankruptcy, many are still confronted with a long-term impact on their credit rating, making it nearly impossible to find credit at a reasonable cost. According to the credit experts at ApprovalGuard.com, many creditors will not lend to you for one to two years. When you finally begin to qualify again, you will typically be categorized as “extra high risk,” which is often accompanied by lower credit limits and very high interest rates. 

The good news is that nothing in credit is forever. The effect of a bankruptcy on your credit score can start to diminish the day your case is closed. Here are some important post-bankruptcy strategies to follow:
  • Plan your credit recovery. Take it slow and easy and do it right; don’t exceed what you can afford.
  • If your credit report contains inaccuracies about debt that was discharged through your bankruptcy, contact the creditor or the credit bureaus to request a correction.
  • If your problem was over-spending, create a written budget and STICK to it.
  • To re-establish a strong credit profile, you need a good history of payments from credit cards and installment debt, such as autos, student loans or a home loan.
  • The rebuilding process requires you to use credit responsibly. Use only a small portion (30% or less) of your available credit line and ensure you make a payment every month.
  • If your problem was related to medical bills, seek out a solution for insurance.
  • Learn more about how credit works through the Internet, counseling services or a service like ApprovalGuard.com.
  • If you didn’t have enough savings to survive a setback, get serious about savings for an emergency fund. In the current economy, you need at least 12-16 months.
  • When you start to re-establish your credit, consider a “secure” credit card. Such cards are usually backed by your savings account or money you place in escrow to cover 100% of your credit line in case you don’t make your payment.
  • You may be able to apply for a home loan in as little as two years after the discharge of your bankruptcy, however, expect to pay higher fees and interest rates. I can offer you more specific information based on the particular details of your situation.

When it comes to improving your financial picture, small steps can yield big gains. Whether you’re saving for a down payment or dealing with increased expenses having just moved into a new home, the following tips from SWparents.com are great ways to save money in a variety of areas. Start today and you’ll quickly notice the positive impact on your bottom line:
  1. You’ve probably heard this since you were a kid, but really…turn off all lights when you leave a room. Train your kids—usually the worst offenders—to do the same.
  2. Have an honest conversation with yourself: If you haven’t used your gym membership in more than six months, cancel it. You can always rejoin and probably take advantage of a better deal when you do. Some gyms will even offer to “freeze” your membership, allowing you to pick back up after a certain period of time.
  3. Save Starbucks and the like for a special treat. If you buy a $4 coffee five days per week, that’s $80 per month. Record your coffee-buying expenses for a month and see what your own personal damage is…then adjust accordingly!
  4. Ditto for lunch. Even grabbing a burger at a fast-food chain adds up. Start packing your lunch instead. An easy way to accomplish this is by cooking extra at dinner or on the weekends, then packing lunch-sized portions in advance. If you’re banking on making lunch during the morning rush, odds are you’ll run out of time and end up buying lunch instead.
  5. Do everything you can to increase your credit score. You will save tens of thousands of dollars in interest from any loans you have simply by having a better credit score.
  6. Call every company you have monthly bills with and ask exactly what you are paying for each month. You will be surprised how many hidden fees are mysteriously added to your bills. You will never know this unless you ask.
  7. Consider paying interest-bearing loans twice a month instead of once a month. You might be able to knock thousands of dollars off your total bill. Arrange automatic payments with your bank on the first and the 15th of each month.
  8. Don’t leave the water running while brushing your teeth or shaving in the shower.
  9. Odds are you can reduce your cable bill. With the plethora of options for on-demand and online viewing, chances are you no longer need 200 channels and three DVR boxes.
  10. Buy anything and everything you can from second-hand stores. Second-hand doesn’t have to mean poor quality. In fact, most people donate items to these outlets because they are unused or hardly used, making it wasteful for them to be disposed of. Utilize this strategy with kids, who grow out of clothing and shoes at a rapid rate. Many teens also love shopping at second-hand stores where they can get the most bang for their buck, along with vintage or retro items.

Helena Talbot's blog - Tips For Designing A Perfect Pantry



The one thing most people will agree on is the fact that they need a bigger pantry or that the pantry they have needs to be better organized for functionality.  But where do you start and exactly how do you go about getting it done.

Let's talk about pantry problems and their solutions.  Firstly, decide ahead of time exactly how you want your pantry to look and how you want it to function.  Once you have an idea about what you want, you can then begin to put it all together.

Problems:

• Stationary shelves that don't adjust
• Extra tall or bulky items that won't fit so you end up storing them on the floor
• Wasted vertical space

Workable Solutions:

• Buy shelving that is adjustable so that you can adjust each shelf to fit the size of the items you are storing.  Such as cereal boxes or canned goods etc.
• If you don't like wire shelving because of the holes, you can add a thin board on the top if the existing wire shelving or simply replace the wire shelving with a solid shelving solution
• The Container Store has some great options for your adjustable shelving.  They also have shelving accessories such as shelf separators to help you define your space
• If you have bulky items that you find a hassle to move around, buy a small rolling cart to store those items.  Things such as your mixer etc.  Then all you have to do when you need them is to roll the cart into the kitchen and you have an instant baking station.  Additionally, you can keep your flour, sugar and other items that you use for baking on the shelves of the cart.  When you are ready for baking simply roll the cart into your kitchen and everything you need is right at hand.  When you are done simply roll the cart back into your pantry for safe keeping until the next time you need it
• Pull out wire bins are great for storing small items as well

Additional Touches:

• Holders that fold flat against the wall  for your towels, tablecloths, bibs etc.
• You can use carpet tiles to make your pantry look warm and inviting
