River Creek Country Club - Loudoun County's Best
The River Creek Club is a planned community in Loudoun County Virginia. Located only 30 miles west of Washington DC, it has become a staple in Leesburg Virginia Real Estate. It is, in fact, recognized as the first gated country club community in the Washington DC metropolitan area.
I have lived in River Creek for over ten years now, and I have nothing but wonderful things to say about it. Belonging to this club means participating in an endless string of member-sponsored events, forums, family functions and social functions. This facility defines the very essense of a fine private club. It boasts camaraderie, quality of food, gracious personal service and a comfortable residential ambiance as its pillars.
Every amenities offered at River Creek is of the highest quality. From the championship Ault-Clark golf course, to the many social events - no detail is spared.
Its 18 hole golf course is not only breathtaking, but challenging - providing all of the elements that you would expect from a professional course. Tees are elevated, fairways and greens are groomed, and there are a fair number of hazards, traps and woods. Its tennis facilities boast four floodlit hard tennis courts, allowing for the maximum amount of outdoor playing season possible. There are various tennis events held thought the year, ranging from tournaments and inter-club matches, to mixers and socials. There are also popular programs for juniors and adult beginners.
Food, of course, is of the utmost importance at any club - especially if you plan to spend the majority of your time there. You will surely not be disappointed with the fare at River Creek. Choose between two dining experiences - The Champions Grille or Benjamin's Tavern. The view from the Champions Grille overlooks the Potomac River and Reflection Lake. Evening dinner specials such as Fiesta Night, Butcher Block Grill Night, Pastabilities, or Beer and Burger Night, are always fun traditions to begin with the family. Reservations can be made for private parties, weddings, business meetings and corporate outings. The decor, food and scenic views all lend to a successful event.
The three pools cover another fitness element. Each one provides a different need - one large family pool, one lap/exercise pool, and a toddler pool. Other amenities of the club include a fitness and card center, an on-site massage therapist, a golf practice and teaching facility, and more.
There is always something going on at River Creek. Whether it be a club meeting, or a large social event, meeting people and making new friends is never a problem here. Weekly MRIS Market Activity Report: Accelerating Up Until the Tax Credit Deadline
The seller's side of the market is where the action was at for the week ending April 10th. A whopping 63.3% increase from a year ago for new listings posted during the week could mean that sellers are beginning to have a little faith in the market.
Pending sales also saw an increase of 21.2% from a year ago. Over the last three months alone, there have been almost 23% more signed purchase agreements than during the same period in 2009.
In other trends...
Active listings for sale were down 20.1% compared to last year.
The average number of days that the listings were on the market until sale was 114, down 18.6% from last year.
2009 and 2010 sit at even percentage on the housing affordability index.
So what's to come after the tax credit expires? Most likely the market will accelerate to the very end of the deadline, leading into a slower summer selling season.

Leesburg Flower & Garden Festival - A Vibrant Community in Action
Over 120 vendors and thousands of people will fill the streets of Leesburg this April 17th and 18th. There will be landscape designs, gardening supplies, outdoor living items, plants, flowers and herbs galore! That's right - it's time for the Annual Leesburg Flower and Garden Festival!
A long running tradition in Leesburg, this will be their 20th year celebrating this event. Because the Flower and Garden Festival is the long running winner of Best of Loudoun's "Best Community Event," every year, the town works to make it even bigger and better. There has now been an entire block added to the event layout - adding 20 new vendors. That means more street food, more entertainment and more flowers!
If you're not a natural green thumb, but strive to be one, the Demonstration Stage is where you'll want to spend most of your time. They will take you through topics covering everything from rain barrel making to composting, and even Monarch Butterfly way stations.
This next new addition will definitely have a lot of people excited - the newly added Wine and Beer Garden, located behind the Town Hall. Besides, what's Loudoun County without a taste of the best wineries and breweries?
The festivities are not just for shopping and gardening, but also to bring entertainment and put the "Spring" back in Leesburg. For the children, there will be hourly entertainment, much of it interactive, on the Children's stage. If that's not enough, there will also be crafts, face painting and other fun activities to keep the kids busy.
Don't think they forgot about the adults! Local and regional bands will grace the the main stage of Leesburg, located at the Loudoun County Courthouse. Music will vary across the board from Reggae to classic rock, as well as performances by local star Gary Smallwood and country sensation Jay Henly the Stone Broke Band.

Weekly Market Activity Report: Federal Tax Deadline Creates Burst of MRIS Region Activity
There were 3,382 signed purchase agreements for the week, which is an increase of 44.7%. On top of that, at 5,315 new listings in the MRIS region, there was a new listing increase of 26.9% from the year before.
A few other interesting trends:
Pending sales were also up compared to last year at 30,103.
The length of time that homes stayed on the market until sale went down 16.2% from last year.
The house affordability index is down 8.8% compared to last year, but up compared to 2003.

Growing Up in Loudoun County Means Going Places

Sixteen Loudoun County students were named National Merit Scholarship finalists, a national award only granted to outstanding students.
Students are learning the value of charity at an elementary level, raising more than $2,000 for Haiti's recent earthquake victims.
A Loudoun County High School graduate is currently in Lithuania's capital city working for the U.S State Department. His responsibilities include meeting local officials and serving as a liaison between Washington DC and Lithuania.
A young Ashburn resident became an entrepreneur early in life when he created a social networking site based on location - a novel idea and the first social networking site of its kind.
Plato once said, "The direction in which education starts a man will determine his future in life." Growing up, most children don't realize what an impact their education will make on their future. Market Activity Report: Putting it into Perspective
As far as inventory for the last three months, we aren't seeing any new trends, patterns, or jumps in comparison to last year's numbers. Just... less! While the patterns virtually mirror each other, this year's inventory is down from last year by 23 percent. Buyers don't fret, we have seen an increase in new listings over the past two weeks and this season looks promising.
The homes that were on the market in February, however, did not stay there for long! The average days on market dropped from 123 for 2009, to 88 this year. To put that into better perspective, from 2008-2009 the days on market only went down a mere 2.2 percent. From 2009-2010 the average DOM decreased by a whopping 28 percent! The argument can be made that bank sales and short sales have become quite expedient over the year. Pending sales have taken a dramatic jump, over 20 percent from last year’s steady tapering that only reached 2,096 in its best week from mid-December to mid-March.
Housing affordability may be "down" from 2009 by 4.4 percent, but this is just a small dent in the 56.2 percent leap it took from 2008. While some numbers are up and other numbers are down, we are certainly in a better place for 2009-2010 than we were for 2008-2009, and things are looking up in Loudoun County!

The Waterford Concert Series brings premier classical musicians to Loudoun County. Here you can find breathtaking performances from world famous artists such as the Cavatina Duo - A guitar and flute duo, winner of 11 international competitions and accolades and featured in multiple major music publications. The performances appeal to a variety of audiences - from seasoned classical music lovers to children just beginning to find their love for music.
The event that has put Waterford on the map has to be the famous Waterford Homes Tour and Crafts Exhibit. With the proceeds of the fair going towards further preserving Waterford's history, its events often center around the past. Learn how early furniture, tools and housewares were made, visit historic homes from the 1800s and enjoy music, entertainment and delicious local food. The event is held every year from October 1st to 3rd, 10 a.m. to 5 p.m.
The perfect way to embrace Spring with open arms, the Waterford Country and Garden Tours are a truly unique experience. The tour takes you through a garden reminiscent of the early 19th century, a secret garden that can only be reached through an old archway, and sights and smells of perennial flower beds, shade and herb gardens and parterre boxwood gardens. Writing about it does not do it justice - the experience really does feel like you have stepped back in time and stumbled upon a secret Eden. Also enjoy free refreshments, a lecture about the gardens and plants and garden accessories available for sale.

Specially for St. Patrick's Day, you can enjoy a live acoustic performance by the Celtic Marc. The group performs traditional Irish, Scottish and Welsh music - with a few modern twists thrown in for good measure.

Has your child always shown interest in Irish dancing? Or maybe they just love the idea of getting dolled up with a face of makeup and a head of ringlet curls. The Celtic Rhythm School of Dance offers something that appeal to kids more than the average Irish dance school - they teach both traditional Irish dances as well as more contemporary Irish dances. They perform at schools, hospitals and local events. This may be that unique activity that you've been looking to get your child involved in.

Weekly Market Activity Report: Loudoun's Market Continues to Spring Up
New listings have also jumped this week compared to last, but still hang 1.2 percent lower than the same week last year.
Sales up + listings down = A drop in home inventory. The number of homes currently on the market is the lowest since 2006!

- Market time has severely decreased from last year - down 30.2%.
- The percent of original list price received at sale is up a whopping 3.9% from last year.

Town Spotlight: Leesburg, VA
Not far from our nation's capital and mere minutes from the Washington Dulles International Airport, this beautiful community is, surprisingly, a genuine small town, with all the benefits of a big city - if you choose to use them. Here, you can literally go to the grocery store or local coffee shop (I highly recommend Shoe's Cup and Cork Club) and run into your neighbors.
Time seems to move slower here, and I mean that in the best way possible. Walking the beautifully crafted brick sidewalks lined with historic architecture in Downtown Leesburg takes you back to a simpler time with every step. Unique shops like Creme de la Creme and mom and pop businesses are something you come to expect rather than an unusual occurrence.
If you love dining out, you are sure to love trying every restaurant in Leesburg. Its easy for any resident to turn into a food connoseur. In Leesburg, it's not just about the food, it's about the experience. From the most exquisite food at 5 star rated restaurants to well-priced food with incredibly fresh ingredients that keep the locals coming back.
The community looks forward to big events that bring the entire town together. There are multiple events each season, even in the Winter when cabin fever is at its worst, events like The Christmas Parade or First Night gives everybody an excuse to leave the house. Of course it's the spring events like Flower and Garden Festival that have put Leesburg on the map. It is difficult to sum such a rich community in only a few paragraphs. In fact, there might have to be a Town Spotlight: Part 2 on Leesburg. But for now, it is enough to say that Leesburg is one town that you can't forget about once you visit. Its old fashioned feel, unique amenities, beautiful setting, and tight-knit community are the things that keep visitors coming back, and often times, never leaving.

Weekly Market Activity Report: Snow Can't Keep Loudoun Down
There were 2,288 signed purchase agreements that week alone, which is an 800 unit jump from the prior week. New listings also bounced back, with 3,259 newly listed properties - a jump of 1200 units from the previous week!

Culture Right Outside Your Loudoun County Door
The Loudoun Symphony Orchestra boasts acclaimed composers, vocalists, and instrumentalists. They have a wide variety of cultural offerings from chamber music concerts to children's concerts, as well as collaborations with other arts organizations.
Best of all, because of the generosity of the Loudoun community and the volunteers that make up a large part of the organization, ticket prices have remained quite low. Only $18 for adults, $15 for seniors, and free for all those 18 and under.
This Saturday at 4 p.m.in Stone Bridge High School’s auditorium is the annual Family Concert Series. The production will include dance and musical stories featuring narrator Don O’Brien and the Loudoun Ballet Company in Sergei Prokofiev’s Peter and the Wolf and Loudoun storyteller Laura J. Bobrow in Daniel Dorff’s Goldilocks and the Three Bears.

Loudoun County is also lucky enough to have the Masters Singers of Virginia, a premiere mixed choral ensemble located right in Ashburn, VA. Can you imagine having performances available right outside your door that have been quoted to be "Among the state's finest choral ensembles" by the Washington Post?
The ensemble primarily Concentrates in 20th- and 21st-century music. They are able to take modern music, sing with on-the-spot intonation and create a timeless performance enjoyable to all ages.
Their upcoming winter 2010 performance will highlight Frank Martin’s Mass, but will also include Gregorio Allegri’s Miserere, Henryk Gorecki’s Broad Waters and works by Ernani Aguiar, Maurice Ravel and Jack Halloran. Each concert will feature a lecture on the evening’s selected music, and will be followed by a reception featuring complimentary drinks and finger foods. The Ashburn event will take place at Our Savior’s Way Lutheran Church on March 6, at 8 p.m.

Weekly Market Activity Report: The Market Got Snowed In!
The week ending February 13th, new listings dropped 1200 units and accepted offers dropped 900 units. The good news about seeing numbers drop that low is that they are showing signs of coming back up pretty fast.
New listings are still down compared to last year, but pending sales are up. Active listings sales are down compared to last year, but up compared to 2003.
Let's hope that the promise of spring ahead will have the opposite affect on the market that this whale of a snow storm did.

Snowed In in Loudoun County
So in case you haven't heard, Loudoun County recently got snow. A lot of snow. Schools are closed. Some offices are closed. Bus services are canceled. And their is potential for another 10-20 inches of snow.
Of course the kids love it. They get to enjoy the day off, make snow forts, snow men, snow angels, snow balls, and pretty much any inanimate object you can think of that you can create with snow. Unfortunately, as adults, we often claw at the walls feeling stuck inside the house, with no choice but to cancel normally unbreakable plans in our hectic schedules.
But what if we looked at this time differently? Instead of feeling claustrophobic in your home, look around and see the walls open up with opportunity. Use this as a time to do all of the things that you never do in your home because you never have the time.
Closet De-Cluttering: Clean the closets of all your clothes from last season that you never wear anymore. It's a great way to clear the clutter and make way for that new spring wardrobe. If you get the kids involved, it's the perfect opportunity to teach the kids a lesson along the way by gathering the clothes together to give away to charity.
Basement or Attic Clean Up: So you have an unfinished basement or attic that you mostly use for storage? That doesn't mean that you can't make steps towards a finished basement. It significantly increases the value of your home and offers a whole other living area for the household. Start small. Clear out one area of the basement and dedicate it strictly to leisure - a small workout area, a board game space, a small table and chair to use as a workshop area for you. Once you see how much you like having the added space, you will be inspired to clear up the entire basement and start laying down carpet.
Mattresses Cleaning: You should clean all of the mattresses in the house twice a year to keep dust mites under control. Vacuum the top and bottom of the mattress, vacuum the box springs, then flip the mattress for a new top. To finish it off, wash your sheets in hot water.
Pantry Clean Up: Sort through your pantry and throw away anything that is past its expiration date. This is another good opportunity to give to charity if you have more canned food than you know what to do with.
Have some fun! At this point, the kids might have come back inside from their snow adventure. They are bouncing off the walls, and you are getting restless from all of the cleaning. You should have some fun too! Use this time as family bonding time - when else are you going to have everybody in one place with nowhere else to go? Break out the board games for family game night, bake up a storm in the kitchen to fill the house with enticing smells, or have a movie marathon - watching all the family favorites.

Weekly Market Activity Report
The MRIS region is still seeing a pattern of strong home sales, but weak new listings. For the week ending January 16th, signed purchase agreements were up 24 percent from a year ago. However, new listings were down 1.7 percent.
The next few weeks ahead will be the true test of whether the home buyer's tax credit actually has any affect on the market. New listing numbers should increase with the tax credit because most buyers taking advantage of the credit will need to sell their first home before buying a new one.
So far, the trend has still been downhill for new listings, but with only 100 days left until the credit expires, the new listing number may be on its way back up that hill.

New FHA Guidelines: Tightening the Belt
To give you a little background, FHA loans were created long before subprime loans became widely available, to help borrowers who couldn't get conventional home loans because they had low credit scores or limited resources. As you can imagine, this type of loan became very popular for a lot of people who never thought they would be eligible to be a homeowner. After the market bust, those new homeowners were unable to pay their mortgages, the FHA was responsible for backstopping the banks and the result was a severe drop in its reserve fund. Now, they have no choice but to tighten their belts to get themselves back on track...
The new guidelines for FHA backed mortgages require:
Higher insurance premiums. Mortgage insurance costs under the new guidelines have been increased from 1.75 to 2.25 percent of the loan.
A minimum credit score of 580 to obtain a 3.5% down payment. Borrowers with a lower score will be required to put down at least 10 percent.
A reduction on how much the seller can help the buyer, from 6 percent to 3 percent. This change will give borrowers a greater financial stake in their home purchases.
These restrictions are not as bad as they sound, nor are they necessarily a bad thing. They are more of a wake up call for future homeowners to be financially responsible. Of course the FHA still wants to help buyers with financing and buying homes - they are just taking a closer look at the lender's ability to repay their debt. This shouldn't affect people's desire to want to purchase their first home and keep believing in that American dream. I would be more than happy to offer my advice and help keep that dream alive.
